FAQs
I have damage. What’s the next step?
1. Find your policy number on your most recent bill or policy. 2. Locate the 800 number for calling in a new claim. 3. Record the discovery date of the weather damage 4. Call your insurance company. Use the Claim filing Checklist below to make sure you gather all pertinent information: Claim number Desk adjuster name Roof “inspector” name Roof “inspector” telephone number Field adjuster name Field adjuster cell number Date and time of adjuster meeting Dollar amount of deductible
What do I do with the endorsed check?
Now that the check has been endorsed by all parties on the check, please deposit it into your bank account. We cannot accept a 3rd party check from a policy holder.
Will Weather Event Specialists attend the initial adjuster visit?
Over the last couple of years, insurance companies have moved away from using licensed adjusters in the field. Most of the time, they send out an unlicensed roof “inspector” to photograph your roof. Then, a licensed adjuster will review those photos and determine coverage. The field “inspector” will not be allowed to speak with the homeowner or contractor about potential coverage/denial. For this reason, it’s usually best to allow the inspector/adjuster to conduct their initial visit without a contractor present. Then, if for some reason we get a denial, we can more easily ask for a re-inspection because we were NOT at the initial inspection.
My insurance claim is approved! What’s next?
All that is left now is to choose a date for installation, and HOA approval, if necessary! Most roofs are installed in one day, weather permitting.
What happens after the roof replacement approval?
After we have gotten your roof approved for total replacement, the adjuster will create an estimate and will issue a first check. This check may be made out to you AND your mortgage company. If this is the case, you will need to call your mortgage company to learn how to get the check endorsed. If your mortgage company has a brick and mortar location, typically you can take the check, along with a contract to complete the work, into the bank and they will endorse your check. If your mortgage company does NOT have a physical location, they will likely require you to FedEx them the check. Usually they will send back some forms for Weather Event Specialists to fill out, and upon receipt of the completed paperwork, they will issue an endorsed check.
Do I have to pay my deductible?
YES. It is ILLEGAL for roofers to pay your insurance deductible. It is ILLEGAL for consumers to knowingly allow a roofer to pay their deductible according to House Bill 2102.
Is there any way I can legally lower my deductible?
YES! If you receive an ACV (actual cash value) payment for collateral damage to your property, like for awnings, gutters, window screens, fencing, etc., you can use that to help offset your deductible. You nor your roofing contractor can request depreciation reimbursement from your insurance company for work that was not done.
Will I get an estimate from Weather Event Specialists?
Your insurance company will create an estimate using Xactimate, a third-party estimating software. This is the most important estimate that you will get. If a contractor needs more money than what is on the estimate, a supplement request will need to be submitted, outlining exactly where the cost discrepancy lies. If the supplement is approved, those dollars will be made available. If the contractor’s estimate is LOWER than the insurance company’s estimate, the insurance carrier will reduce the value of the claim to match the contractor’s estimate, minus the deductible. No matter if you choose the most expensive roofer or the cheapest roofer, policy holders still pay the exact same amount—the amount of the deductible. For this reason, the insurance carrier typically provides an estimate FIRST. Upon review, if Weather Event Specialists needs more money, a supplemental estimate will be provided, outlining exactly what additional allowances are necessary for the job. This supplemental estimate will be comprehensive.
Does shopping for a lower roof price save my deductible?
No. What if your insurance carrier estimates the repair costs to be $20,000 your deductible is $4,000 and a roofer tells you they can complete the job for $16,000? Did you just find a way to save your $4,000 deductible? No. Your deductible comes first. If your job only costs you $16,000.00, your insurance company would only pay you $12,000 ($16,000 repair invoice minus the $4,000 deductible) – there is no financial reward for shopping for a lower price than what’s on your insurance paperwork.
There will be two insurance checks. How does that work?
Insurance payments are generally broken down into two parts: the ACTUAL CASH VALUE or ACV (1st check), and the REPLACEMENT COST VALUE or RCV (2ND check). The purpose of the ACV check (1st check) is to ensure that you have money to start the project. After the repairs are made, an RCV check (2nd check) is issued to cover the outstanding balance for the completed job. To recap: you will receive a 1st check (ACV money) to get repairs started at your house. Weather Event Specialists will require the first check + the deductible the day that the job is completed. Weather Event Specialists will then submit all necessary paperwork to the insurance carrier in order to evoke your Recoverable Depreciation Benefit. At that time, your insurance company will release a second RCV check (usually without the mortgage company included). These funds will be used to pay the remaining balance on the project.
Will my insurance premiums increase because I filled a hail claim?
No. State law and regulation prohibits an insurer from surcharging an individual homeowner’s insurance policy premium because of a claim or claims that are a result of a loss caused by natural causes. This information can be verified on the Texas Department of Insurance’s webpage: http://www.helpinsure.com/home/condisasterfaq.html
Why is my mortgage company on my check?
If you have a mortgage on your house, the check for repairs will generally be made out to both you and the mortgage lender. As a condition of granting a mortgage, lenders usually require that they are named in the homeowner’s policy and that they are a party to any insurance payments related to the structure. The lender gets equal rights to the insurance check to ensure that the necessary repairs are made to the property in which it has a significant financial interest. This means that the mortgage company or bank will have to endorse the check.
What should I expect the day of my roof replacement?
Move your vehicles out of the garage/driveway THE NIGHT BEFORE. Materials will be dropped off, in your driveway, between 6am and 10:30am. When the crew arrives, we need to get trucks, dump trucks, and dumpsters in your driveway, right up next to your house. Once we are in place, it will be very difficult for you to move your car. Your driveway. The morning we arrive starts with getting the dump trailer situated next to the materials in the driveway. Expect us very early the day of your job. Unless we tell you otherwise, we will arrive around 6:00-8:30am. We need to take full advantage of the daylight. Provide us access to electrical outlets. An exterior outlet is perfect. However, if you do not have one, we will need to run a cord through your door, garage, or window. Roofing work is loud. You may want to make plans to be out of the house during working hours to avoid these loud sounds. Pets are especially sensitive to this noise. Please make plans to take your pet with you, or make other arrangements for them; especially if they are nervous during thunderstorms. For their safety, pets should not be in the back yard during roof installation. Satellite dish. Your satellite dish will be removed during your roof replacement. We will reinstall the satellite dish and most of the time it works fine. However, it will be your responsibility to have your service provider realign your dish after roof completion, if it is out of alignment. Air Conditioning Lines. In some cases, air conditioning lines in the attic are in installed in accordance with the building codes. These lines are sometimes attached to the underside of the decking, or along rafters. Weather Event Specialists cannot be responsible for any damage that may occur to these lines, that are not installed to code, in the attic. When possible, we will inspect the attic in an effort to avoid this problem. Many homeowners don’t consider that having work done on the roof outside can affect what’s going on inside. Persistent hammering and multiple people walking above can cause your home’s structure to shake. We ask that you remove any items that may be susceptible to falling or breaking (photographs, art, hanging objects, vase on an unsteady table, etc) especially on the 2nd floor. Clean up. Every roof, on average, has about 20,000 nails. At the end of every project we perform a magnetic sweep, but we may not be able to pick up every single nail. Mowing grass, the day before the project, makes clean up much more through. Special Requests. If you have any special requests, now is the time to notify us. Most roofs are installed in one day. Payment. Unless otherwise discussed—The deductible, and first check from the insurance carrier will be collected upon completion of the roof. Final payment will be made to Weather Event Specialists upon receipt of the depreciation check from the insurance carrier.
Who should I call if my claim is denied?

What if the adjuster does not approve my roof for replacement?
NO PROBLEM! In Texas, we have very good laws to protect policy holders. In the event that you are underpaid or denied coverage, we know exactly what to do next! Re-Inspection: When a claim is denied or underpaid, we use Sapphire Services to request a re-inspection. This service costs $300-500 depending upon the size of the claim. WEATHER EVENT SPECIALISTS WILL FRONT THIS COST. Sapphire Services will build a comprehensive estimate of the damages along with a photo report that illustrates the damage for each item on our estimate. Upon review of these reports, the insurance carrier will either agree to or deny us a re-inspection. If we are approved for re-inspection, Sapphire will meet the adjuster/inspector at your house to assess the damages together. Hopefully, we will be able to get satisfactory coverage. If the claim is approved at this point, the Policy holder will not have incurred any additional expense. Appraisal: If the insurance company still will not cover the loss to our satisfaction, then the policy holder has the right to evoke their right for appraisal. The appraisal process requires both the insurance carrier and the policy holder to hire an appraiser to represent them in the appraisal process. Sapphire Claims would be available to perform this appraisal for the policy holder Appraisal Costs: The appraisal process costs $500-1000. The policy holder will be responsible for this fee, however, if the client chooses to use Weather Event Specialists to complete the repairs, the cost of the appraisal process will be reimbursed. Umpire: In the event that we can not agree on the damages in the Appraisal meeting, the carrier and policy holder would be required to hire an umpire to make a final decision. The umpire cost is approximately $1500. The policy holder would responsible for this fee, however, if the policy holder chooses to allow Weather Event Specialists to complete the job, we will reimburse the policy for the cost of the umpire. We have had outstanding results referring our clients to Sapphire Services. Historically, their vast knowledge in this particular niche yields outstanding results. About 50% of denials are approved in the reinspection. The other 50% go on to appraisal. Of those that move on to appraisal, about 90% are approved. The remaining 10% move on to the umpire phase and of those, about 75% are approved. Out of the hundreds of claims that Sapphire has processed, 90+ % are approved. This service is not free—but we are so confident that we can get your claim approved that Weather Event Specialists will pay the initial cost of getting Sapphire Services involved. Until a larger percentage of denied policy holders exercise their right for appraisal, the insurance carriers will continue to wrongfully deny coverage to other policy holder’s claims. If your claim has been denied coverage, or underpaid, please consider evoking your right for appraisal.
